SAS/ Design, Inc. worked as the architectural design and master planning consultant with JACA Architects for the new Caritas Good Samaritan Medical Center in Brockton MA.
- SELECTION OF ARCHITECTURAL/URBAN DESIGN PROPOSALS
Talbot Station Mixed-Use Development Architectural Proposal, Codman Square, Dorchester, MA.
SAS/ Design, Inc. in collaboration with Elton+Hampton Architects submitted an architectural design proposal for the Talbot Station Mixed-Use Development; the first transit-oriented development project resulting from SAS's earlier master planning and urban design development guidelines prepared for the Codman Square Neighborhood Development Corporation. Two innovative design strategies were presented illustrating an integrated design approach for three housing typologies, structured parking and neighborhood open space to provide a flexible economic and development phasing for the project. This proposal illustrates SAS's creative experience integrating architectural and urban design with sophisticated visualization and graphic communication techniques.
- SELECTION OF RESIDENTIAL PROJECTS
Loft Architectural Renovation, East Boston, MA.
SAS/ Design, Inc. is working with a private residential client for the comprehensive interior architectural design and construction renovation of an East Boston Loft into a modern dwelling for live, work, play and entertain; borrowing from concepts in theatrical stage design, film noir lighting, and high-style contemporary Dutch aesthetic influences and construction techniques. SAS is implementing Building Information Modeling (BIM) and Integrated Project Delivery (IPD) methodologies for this project, working closely with the owner, material suppliers, vendors, and selected contractor.
Private Residence Renovation and Addition, Brighton, MA.
SAS/ Design, Inc. is working with a private residential client for the renovation of a period-style Victorian house in Brighton, Massachusetts. SAS is providing full architectural services and coordination of construction with a selected contractor to implement the proposed new kitchen, fully-accessible master bathroom and three-season room addition. Careful planning for optimum flow and circulation and attention to period-style detailing of the addition are key considerations for this project.
Private Residence Renovation and Addition, Jamaica Plain, MA.
SAS/ Design, Inc. is working with a private residential client for the architectural renovation and addition to a period-style Colonial house, strategically located across the historic Larz Anderson Park in Jamaica Plain, MA. SAS is providing architectural design, project permitting, and construction coordination services working closely with the owner, selected contractor, the Boston Redevelopment Authority, Zoning Board of Appeals, City of Boston Building Department, and the Jamaica Plain Neighborhood Council to implement a design aesthetic consistent with the period and style of the house and the surrounding historic residential context.
Cabot Estate Carriage House Architectural Renovation, Jamaica Plain, MA.
SAS/ Design, Inc. is working with a private client for the comprehensive redesign and renovation of the Cabot Estate Carriage House, introducing a complementary palette of materials and innovative design choices blending traditional detailing with modern materials and aesthetics. SAS is providing integrated design and construction coordination services for the project, working closely with the client to implement design decisions with a high level of performance and value.
Cabot Estate Lobby/Atriums C-D Renovations, Jamaica Plain, MA.
SAS/ Design, Inc. is working with Dannin Management Corporation and an ensemble client group of board members and resident design committees for the architectural design transformation of two residential tower lobbies and atriums at the prestigious Cabot Estate Condominium in Jamaica Plain. SAS is providing Integrated Project Delivery (IPD) services working closely with the owner, selected contractor, interior landscape design contractor, and custom paint specialist to aesthetically and visually transform these public spaces with a choice palette of contemporary materials, green design and detailing techniques, elegant furnishings and and high-style finishes.

- SELECTION OF PLANNING & URBAN DESIGN PROJECTS
Talbot-Norfolk Triangle Real Estate Development Planning, Codman Square, Dorchester, MA.
SAS/ Design, Inc. has completed working with Codman Square Neighborhood Development Corporation to craft, coordinate and conduct a community design charrette and prepare real estate development guidelines and master planning for this transit-oriented development project that is a catalyst for the revitalization of a key corner of the TNT neighborhood. SAS's work is part of the 2009 Talbot-Norfolk Triangle Planning Series organized by the progressive consortium of neighborhood organizations that include the Codman Square Neighborhood Council, Talbot-Norfolk Triangle Neighbors United, Codman Square NDC and the TNT Greenspace Initiative. The planning series addresses infrastructure and traffic, vacant land use, real estate development, greenspace, and gardens and open space to formulate a 2015 vision for the neighborhood. SAS's work informs the implementation of architectural design providing a set of "guiding principles", urban design criteria, form-based development massing options, site plan, program and sectional criteria for the project.

St. Kevin's Area Planning Collaborative (SKAPC), Dorchester, MA.
SAS/ Design, Inc. has completed working with the St.Kevin's Area Planning Collaborative (SKAPC) in collaboration with Jacobs Engineering to provide integrated planning, urban design, architectural feasibility and transportation planning services, leading a team of architects, urban planners, and transportation consultants, and meeting with a diverse client group that included local residents, business owners, nonprofit organizations, elected officials, and representatives from city agencies, to create a community-based vision for an "Urban Renaissance at Upham's Corner". SAS's planning study captures the opportunity for the physical planning and sustainable adaptive reuse of the St. Kevin's school buildings and underutilized parcels as a catalyst to encompass a broader strategic planning vision for Upham's Corner and enhance the quality of life for this culturally significant, historically important, commercially viable, and ethnically diverse urban neighborhood in the City of Boston.

Shurtleff-Bellingham Neighborhood Plan, Chelsea, MA.
Working with the Chelsea Neighborhood Developers, local residents, business owners, and key representatives of the City of Chelsea, SAS/ Design, Inc. has completed two comprehensive neighborhood planning charrettes that address planning and urban design, open space and landscape, pedestrian and transportation infrastructure, and residential building typology improvements for the Shurtleff-Bellingham Neighborhood in Chelsea, MA, working with Chelsea Neighborhood Developers, local residents, business owners, and key representatives of the City of Chelsea Planning & Development Department. SAS's neighborhood planning process included the design for a mixed-use redevelopment of the Chelsea River waterfront area, streetscape improvements for key pedestrian nodes and intersections, establishing gateway connections to the City center, and preparing design guidelines for a mix of residential building types into an Architectural Pattern Book.
Chinatown Gateway Master Plan, Boston, MA.
SAS/ Design, Inc. has completed the Chinatown Gateway Master Plan, a community-based planning and urban design charrette with the primary objective of examining the potential development of the Chinatown "Gateway District" in the greater context of the Chinatown neighborhood, the Leather District and the City of Boston as a whole. SAS led an interdisciplinary team integrating urban design, transportation and economic strategic planning to create the form-based vision for the Chinatown Gateway Master Plan. The parcel designation, areas and location were drawn from the South Bay Planning Study to correlate the efforts of the Chinatown Gateway Master Plan with the Boston Redevelopment Authority's (BRA) planning process and inform its city-led study. SAS's master plan highlights the importance for the creation of this new urban district to reconnect with historic Chinatown and the Leather District, and to generate an iconic architectural image for what is envisioned as the "Southern gateway" to the City of Boston. The Chinatown Gateway Master Plan represents a prime example for LEED-based sustainable urban environments and smart-growth, with proximity to existing transportation infrastructure, air-rights development, and innovative urban design.
Rose Kennedy Greenway Crossroads Initiative, Boston, MA.
SAS/ Design, Inc. was part of a select consulting team working with the Chief Planner for the City of Boston, the Boston Redevelopment Authority (BRA), various city agencies, Toronto-based Urban Designer Ken Greenberg, and in collaboration with Von Grossmann & Co. to create an urban design vision for reconnecting the City of Boston and the surrounding neighborhoods to its historic Harbor and waterfront across the newly created Rose Kennedy Greenway. SAS's work for the Crossroads Initiative involved the conceptual design for architectural, urban form, and pedestrian-oriented infrastructure improvements integrating existing buildings and urban spaces with new urban landscapes.

Caritas St. Elizabeth's Medical Center, New ED Urban Design/Landscape, Brighton, MA.
SAS/ Design Inc. has completed working with RF Walsh collaborative partners, TRO Jung Brannen Architects, and VHB on the Caritas St. Elizabeth's Medical Center New Emergency Department (CSEMC) providing integrated urban design, streetscape, and urban landscape design services for this critically important new healthcare facility located in the heart of the Allston-Brighton neighborhood in Boston, MA. SAS designed a new urban plaza and streetscapes using creative architectural detailing and landscape materials to re-connect the St. Elizabeth's medical campus with Brighton Center, its Main Street, and surrounding residential neighborhood. SAS created a new design treatment for the retaining wall introducing a "nosing-block" detail into the overall block pattern to create visual interest and shadowplay along the streetscape. SAS worked closely with the wall manufacturer and contractor to implement this innovation.

Rock Wall Farm Equestrian, Mid-Hudson Valley, Plattekill, NY.
SAS/ Design, Inc. is working on an ecologically sustainable master plan and unique architectural design for the Rock Wall Farm Equestrian in Plattekill, New York. Rock Wall Farm Equestrian is a unique 22-acre equestrian residential lifestyle community with six individually designed homes (inspired by the equestrian disciplines) and facilities that include a full-service equestrian center with a 10-stall horse barn, indoor riding arena, training round pens and turn-out paddocks set in a rural wooded landscape in the Mid-Hudson Valley. The Rock Wall Farm Equestrian is designed to achieve SAS/Green Design Principles (GDP) consistent with LEED (SS) (WE) (EA) (MR) (EQ) and (ID) requirements for sustainability.
Morton Street Mixed-use Residential Development, Mattapan, MA
SAS/ Design, Inc. has completed the architectural design services and engineering sub-consulting services for the Morton Street Mixed-use Residential project in Mattapan, MA. This new, three-story, 28-unit, mixed-use residential development with ground level retail is designed to meet LEED-based smart growth principles and sustainability criteria. The project is located across from the new Morton Street commuter rail stop of the Fairmount/Indigo Line that will revitalize this burgeoning urban village in the City of Boston.

SAS/ Design, Inc. has completed the comprehensive master planning, development planning and architectural design services for the 100-acre Wolfcreek in Austin, TX; a smart growth, a high-density, mixed-use development with residential, commercial/office, retail, entertainment and hotel uses, landscape parks, streetscape and open space amenities, and integrated structured parking facilities.
